Limassol — The Investment Hub for Premium Real Estate in Cyprus
The Limassol real estate market shows the highest figures in both volume and value of transactions in the country.
This is confirmed by recent data from the consulting company Ask WiRE.
- In 2024, a total of 3,164 residential properties were sold in Limassol, amounting to €1.38 billion.
- Transactions exceeding €1 million accounted for 253 deals (8% of the total), but they represented 32% of the entire revenue — €441 million.
A Strong Segment of Luxury Real Estate
The most active areas in 2024 were:
- Germasogeia — 81 transactions in the €1–5 million segment (over €150 million in total);
- Agios Tychonas — 32 transactions totalling €71.9 million;
- Mouttagiaka — 22 transactions, including two premium properties over €5 million (totalling €68.4 million);
- Other districts of Limassol — 45 additional transactions totalling €86 million.
The statistics show that demand for luxury real estate in Limassol is not only stable but continues to grow.
There is particularly high interest in coastal properties, where modern residential complexes offer full infrastructure: swimming pools, fitness centres, security, concierge services, and panoramic sea views.
For investors, this means high liquidity, stable rental income potential, and long-term value preservation and growth of the asset.
Balanced Growth Across Other Segments
- Properties priced between €200,000 and €500,000 accounted for 43% of the market by number of transactions (1,362 units totalling €537 million). The highest activity was recorded in the areas of Mesa Geitonia, Ypsonas, and Kato Polemidia.
- Real estate under €200,000 showed limited supply: although there were 791 transactions (25%), the total volume reached only €165 million (12%). The most active areas in this segment were Ypsonas and Kato Polemidia, with 210 units sold.
